Preparing for the spring home buying and selling season
Spring signals the beginning of the traditional season for selling and buying homes.  In fact, June is designated as Home Ownership month in our country.

In the weeks ahead expect to see more yard signs for homes coming on the market as well as the return of open houses, somewhat dormant during the winter driving season.  Sellers begin preparing their homes for a successful result and buyers start exploring the housing inventory to find that perfect home.

HOME CONNECTION has some tips for sellers and buyers that will make your experience more enjoyable, less stressful and, hopefully, more successful.

If you are planning to sell a home, March is a good time to get your home ready for showings.  Winter takes its toll so consider the following.

What items inside your home need repair to help with appearance, as well as avoiding issues at the time of an inspection?  Make sure that all of your plumbing is working properly, that windows and doors are properly sealed, that appliances look well maintained, and that heating and air conditioning systems are serviced and working efficiently.  If you have delayed any repairs, now is the time to take care of them.

Experts advise that a fresh coat of paint and clean carpets will make any house look ready for new owners.  Good lighting, clean windows and uncluttered counters and floors tell potential buyers that your home is spacious and bright.  Be thoughtful about staging the furniture in your home so that there are clear walking paths throughout.  If you think you have too much furniture in any room, you are probably right. Empty some closets so that buyers are comfortable that all of their belongings will fit your space.  And take down most of your family pictures as buyers want to visualize themselves in your home.

Then take a slow walk around the outside. Go down the street and walk or drive up to the house as if you were coming to see it for the first time.  How does it look to you?  Is the yard clean and attractive?  Would a new coat of paint or an updated front door make it more appealing?  Are there any obvious repair needs?  First impressions are extremely important to buyers and sellers alike.

As you think about pricing your home, be realistic.  Ask your REALTOR® to do some research about sales of homes like yours in the same area.  Set the price to effect a quick sale.  Local markets are all different and prices are not the same as they were two years ago.

For those of you thinking about buying this spring, the advantage in the marketplace is still yours to enjoy.  Inventories are high, prices have dropped in many places and interest rates remain at attractively low levels.  And, if you can move quickly and sign a purchase agreement by the end of April, you will still be able to take advantage of the special tax credits available to both first-time and repeat buyers.  Ask your REALTOR for the details.

Many people begin their search for a new home on the Internet.  While that’s a good place to start, photos, videos and words on a screen are no replacement for seeing a property and neighborhood up close and with the guidance of a professional Realtor.  Once you know what kind of home you are looking for, and where you want to live, be sure you know that you will qualify for a sufficient loan.  Check your credit and ask your Realtor to “pre-qualify you” so you know how much you can borrow.

The National Association of REALTORS is promoting a nationwide Open House Weekend, April 10-11.  Many Realtors in Colorado will participate that weekend in creating the largest collection of open houses in Colorado on a single weekend ever recorded.  It’s a great opportunity for sellers to showcase their homes and for buyers to see lots of choices in one weekend.  And all in time to take advantage of the tax credits.  Consult your professional Realtor for more details.
