Why Do You Need a Home Appraisal?
Let me tell you why you should always get an appraisal if you're buying a home. There is a staggering range of value for homes around the United States. This range of value is caused by differing levels of quality, homes offering significantly differences in square footage and different floor plans. Oh yes, one other thing. The motivation of buyers and sellers will clearly influence what homes are purchased for. All of these factors cause a wide range of sales prices. What I am telling you is that you always want to get an appraisal and, many times, you may even want a second home appraisal. You are about to cry like a baby, because you know this will not be an easy appraisal. I understand how hard it can be to pick decent comparable sales in this area and many other areas around Spokane, WA. This home was a 1 story home with a basement. The main floor plan offered three bedrooms and one bathroom. At first glance, this home looked as though it was going to be my lucky day. But, guess what, I was wrong. After looking through 98 sales, listings and pending sales, do you know what I concluded? Three bedroom homes in this immediate area are difficult to locate. After looking at all the homes, I used a blend of sales. Some of the sales lend support for recent sales activity, some of the sales lend support for homes in the immediate market area and some of the sales lend support for three bedroom homes as the subject. So why do you need a home appraisal? You need an appraisal to protect YOU. If you hire an appraiser and do not influence the opinion of the appraisal or the value in any way, it will assure that you will not pay too much for your home. And this, my friend, is a good thing.
